Landlords 'anticipating strong 2011'

Many landlords across the UK believe they will increase the amount of rent they charge tenants over the next 12 months due to increasing levels of demand.

That is according to a study conducted by buy-to-let mortgage company The Paragon Group, which has found that 41 per cent of property owners are planning to raise their rental levels in 2011, while more than half - 55 per cent - intend to maintain their charges at the same amount as last year.

Meanwhile, some 45 per cent of landlords anticipate that demand for rental properties will go up in the near future, possibly as a result of the current condition of the house-purchasing market, which is not widely seen as being attractive to first-time buyers.

Nigel Terrington, Paragon Group chief executive, said: "Landlords are in a strong position. Tenant demand has risen faster than supply during 2010 and that is expected to continue well into 2011."
