Landlords 'must be aware of responsibilities'

New landlords will only be successful in the property market if they are fully aware of their professional responsibilities.

That is according to David Lawrenson, private sector rented expert at online resource Letting Focus, who believes it is essential for people to have extensive knowledge of what is required of them before they enter the buy-to-let sector.

Mr Lawrenson noted there has been a marked increase in the number of individuals looking to become landlords over recent times, as they are attracted to the potential returns offered by this area of the market as buying houses remains too costly for many prospective homeowners.

However, he warned there is "a lot to know" about becoming a successful leaser, such as a long list of legal responsibilities like gas safety checks and keeping properties in good condition.

Figures published by Cluttons last week (January 25th) showed that rent prices in central London declined by 0.4 per cent in the final quarter of 2011. ADNFCR-2353-ID-801277941-ADNFCR
