More landlords 'will rent out single rooms in 2012'

An increasing number of landlords operating in the UK are set to consider renting out individual rooms in their properties in 2012.
That is the view of Matt Hutchinson, director at SpareRoom, who feels this will represent a growing trend among professionals in the buy-to-let sector over the coming year.
Mr Hutchinson explained this is because although leasing accommodation in this way tends to be more labour intensive for landlords, the yields are "generally higher" than when a property is rented out as a whole.
He went on to note that the upcoming alterations to the housing benefit system will also mean demand for single rooms will rise.
"The other side of it is that, as more and more people need to rent, more and more people need to share because they can't afford to live on their own," the expert added.
However, despite Mr Hutchinson's comments, figures released by easyroommate.co.uk yesterday (January 4th) showed that the number of people registering to find a room has fallen by 13 per cent in the last six months.
