Sustainability 'to become more important to landlords'

Sustainability factors could be of greater importance to UK landlords in the years ahead, it has been claimed.
Ian Fletcher, director of real estate policy at the British Property Federation, said financial drivers from the sustainability of buildings are already beginning to come into play for landlords, as rents could be put up for properties that are seen to be more environmentally sound.
Indeed, as the practice of sustainability becomes more commonplace, it is likely to be something landlords will have to get used to.
He commented: "We are just starting to see the environmental performance being reflected in valuations of buildings and, as that becomes more common place, then that should be something that landlords are going to find they are going to have to take account of."
According to the latest Investment Property Databank UK Sustainability Property Index, properties which meet stringent sustainability criteria have underperformed against their less sustainable counterparts by 400 basis points in terms of investment return since the first quarter of 2008.
